This house was in the city’s 1979 historic resources survey for its neo-Colonial details. Despite recent compatible alterations, it retains its interest and presence. It was built in 1910, but no original building permit has been located. The first identified owner was J. W. Fales. Later owners were Morton Schwabacher, president of Schwabacher Hardware, and his wife Emilie (1930s-40s); R. Brandson Harris, director of the University of Washington Alumni Association (1950s); and Robert F. Corkle, a physician, and his wife Virginia (1960s-80s).
Visible alterations include a gabled dormer on the front and oval windows flanking the chimney; both are compatible. Additional alterations may have been done in the rear.
Federal Avenue is a tree-lined avenue with a fine collection of large homes, designed by major local architects for some of Seattle’s leading families. The street was well located for development, as it is only one block from the Broadway/10th Avenue streetcar line and the open space of Volunteer Park and Lakeview Cemetery is nearby. Although the southern two blocks were platted as part of the 1883 Phinney’s Addition, little development occurred until the first decade of the 20th century, about the time that Volunteer Park was redesigned by the Olmsted Brothers. The landscape architecture firm continually encouraged the city to purchase the property on the west side of the park, so that it would extend all the way to the street; obviously, this was never done.

| This large 2-1/2 story house has a side gable form; at the south end is a large gabled bay with pointed bargeboards. A smaller matching gable has been added above the entry. Cladding is wood shingles. The rectangular entry portico has two Corinthian columns and a flat roof; above is a large rectangular three part window with transoms. North of the entry are two arched multipaned windows flanking the prominent chimney; above these have been added two oval windows. The north elevation has twin gables. Most windows are six- or nine-light casements, with some double-hung sash. The house is set back from the street with large front courtyard with decorative pavers. A breezeway connects the house to a new two-story detached garage. |
