Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct character of the Georgetown neighborhood.

This is a prominent and particularly well-preserved historic property that appears to possess architectural and/or historic significance. This property has been rehabilitated, is in active use and exhibits no substantive changes/alterations to the exterior appearance/design character since it was identified in the 1997 HRI project.

(1997) This property is associated with the residential and commercial building boom in Georgetown which occurred between 1890 and 1916. Fueled by the construction of the Seattle Brewing and Malting Company’s new brewing facility after the turn of the century and the arrival of foreign immigrants, especially German and Italian, Georgetown came to rely more on its commercial and industrial bases rather than agricultural. With the increase of industry and business, Georgetown had grown in population from 1,913 in 1900 to approximately 7,000 by 1910 as families located themselves near its factories and other places of employment. This unusual mixed use business block was constructed for the Horton Investment Company (headed by George Horton, for whom Georgetown was named) and was designed by Charles H. Bebb, a particularly noteworthy Seattle architect involved with the design and construction of numerous highly significant buildings in Seattle and Washington State. In addition to business offices, retail stores, and hotel space, the building initially housed the Georgetown Branch of the Union Savings & Trust Company of Seattle. The builder was W.T. Butler Construction Company.
 
Appearance
A distinctive example of early 20th C. commercial architecture that has fairly poor integrity due to storefront level alterations and deterioration. Exhibits modest two-part commercial block facade composition with a combination of cladding materials and storefront alterations. It is a prominent building due both to its size (13,374 sq. ft.) and its location on an irregular lot oriented toward three streets. The principle elevations are clad with a concrete stucco finish in combination with a brick veneer laid in a decorative pattern. The decorative pattern and architectural character of the building is diminished due to the application of paint to the entire facade. The facade exhibits several decorative elements: a prominent recessed entry vestibule with tile flooring and pediment ornament (at original Bank entry), second floor window with brick surrounds, and a prominent overhanging cornice with decorative tile and brick detailing. The upper floor windows are the original standard double-hung type. The storefront level bays are separated by simply detailed brick columns, and the design varies at the NW corner (originally a bank). Several of the original retail storefronts have been altered with display and mezzanine windows either covered and/or removed. The lower floor level was historically used for commercial (nine stores & twelve offices) purposes, and the upper floor level included thirty lodging rooms. The current condition of the interior or the presence of character defining interior features is not known.
