Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct character of the Georgetown neighborhood.
This is a particularly well-preserved historic property that appears to possess architectural and/or historic significance.
This property is associated with an era of residential and commercial building between 1916 and 1942 which continued in Georgetown despite an acceleration of the trends toward the industrialization of the area. Significant changes came with prohibition and the closure of the brewery in 1916, the completion of the Duwamish Waterway in 1917, and the arrival of new businesses, such as the Boeing Airplane Company in 1916. In spite of the increasingly industrial nature of the area which had been zoned as such in 1923, residents of Georgetown continued to build new homes and businesses and to plan for a future in the neighborhood. This house was built for Edwin H. (and Margaret) Benedict, the Station Superintendent for the Georgetown Post Office. The Benedicts appear to have resided here until c. 1937.

(1997) A partly intact, however altered, hybrid example of Tudor Revival style design. This was a dominant residential design mode during the 1920s and early 30s that was loosely based on a variety of early English building traditions. This residence may have been constructed according to widely available house plans that were popularly used during this era and is somewhat similar to hybrid Tudor Revival designs promoted via architect/builder’s plan books and Aladdin type house catalogs. This residence exhibits design features and historic building fabric that typify the popular Tudor Revival (and Bungalow) design modes: a medium pitched side gable roof form with a facade dominated by prominent steeply pitched front gables, narrow eave and rake treatments with barge boards, and prominent segmental arched focal window opening. The house is further distinguished by an asymmetrical facade, varied cladding treatment, prominent arched entry porch with arched door and opening, and a shallow window bay at the side elevation. A prominent wire-cut brick masonry chimney is situated at the end wall side elevation. The principle focal windows have been altered or replaced with aluminum sash. The original windows are typically double-hung and set in groups (some with ornamental 6/1 leaded glass upper sash members). The front porch includes a concrete stoop with original wrought iron handrails. The side porch has been slightly altered. The house is distinctively clad with a combination of stucco (facade only) and (machine) shake siding. The site includes a one-car garage designed in character with the residence. A one-car, basement level garage was originally part of the design. |
