In the opinion of the survey, this property is located in a potential historic districe (National and/or local).
This building is a rare surviving example of a late 19th century commercial building. It enhances our knowledge of commercial vernacular architecture and residential development in Seattle and serves as a reminder that this intersection was a neighborhood commercial center ca. 1900 This block is not mapped on the 1893 Sanborn but this building does appear on the 1904-1905 map with the notation that it was a store with storage in the rear.
 
Appearance
This rectangular, frame commercial building is characterized by a parapet with bracheted cornice and second floor bay windows. Two bays face 21st Avenue while two more are randomly placed on the James Street (southern) façade. The building has a corner entrance with storefront windows that have suffered some alteration.
