Significance
This house is a good example of the Craftsman style as expressed in a large house rather than the more common bungalow form. It was designed in 1913 by architect U. Grant Fay for Sanford Manheimer and his wife Ella. The contractor was Frank Bennett. Manheimer was manager of the Tailored Ready Company, a clothing manufacturer. The Manheimers apparently remained in the house into the 1930s. Later owners included Breck McAllister, a University of Washington faculty member (1940s); Ralph Sweet, a physician (1950s); and Delos and Anne Morel of the State Board of Insurance Appeals, who remained for more than twenty years (1960s-80s). Architect U. Grant Fay practiced architecture in Seattle from 1909 to 1917. He was first in the partnership of Fay, Russell & Babcock, and later had his own practice. He designed a variety of residences in Capitol Hill, Mount Baker and the University District, and several churches including the First Baptist Church on First Hill and University Presbyterian Church.
 
Appearance
This is a simple side-gabled house, 2-1/2 stories high, with a strong vertical orientation. The first floor is clad with red brick, with shingles on the second story and stucco in the gable ends. Simple half-timbering ornaments the upper stories. The entry is on the south façade, away from the street. It is sheltered by a shed roof supported by oversized knee brackets. Windows on the first floor are predominantly eight-over-one. The gable end has an arched six-over-one window more reminiscent the Colonial or Georgian than the Craftsman style. Two large gable dormers are on the north and south elevations.
