Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct character of the Georgetown neighborhood.

This is a generally well-preserved and prominent historic property that appears to possess architectural and/or historic significance. This property exhibits no substantive changes/alterations to the exterior appearance/design character since it was identified in the 1997 HRI project.

(1997) This property is associated with an era of residential and commercial building between 1916 and 1942 which continued in Georgetown despite an acceleration of the trends toward the industrialization of the area. Significant changes came with prohibition and the closure of the brewery in 1916, the completion of the Duwamish Waterway in 1917, and the arrival of new businesses, such as the Boeing Airplane Company in 1916. In spite of the increasingly industrial nature of the area which had been zoned as such in 1923, residents of Georgetown continued to build new homes and businesses and to plan for a future in the neighborhood. This garage and office complex was constructed in three stages, initially for Porcella & Company (The Home Oil Company) and later for the Griffin Fuel Company. The initial building was the eastern portion of the office structure (1928) followed in 1929 by the garage building. The office was expanded to its current form in 1943. The Home Oil Company was operated by Guiseppe Porcella and Leonhart Gehring and distributed automatic burner oil for home heating. Prior to the construction of the Masonic Lodge (GT037) in 1927, that site across South Bailey Street served as the location of a coal and fuel yard owned and operated by G. Porcella & Co. in the early 1920s.
 
Appearance
A well preserved example of a one-part, brick masonry, commercial/semi-industrial design (Baker, Vogel, & Roush, Architects). This building was constructed in three separate and distinct phases. The initial portion is the eastern 21 feet of the one story office building oriented toward S. Bailey Street. This 21’ x 26’ structure was built in 1928 and expanded to its current form in 1943. It exhibits a simple commercial facade distinguished by double-hung windows, variegated brick cladding treatment and a flat roof with edge coping. The office building is inner-connected to a garage structure (1929) that is trapezoidal in plan and includes a distinctive monitor roof form. The stepped facade is distinguished by edge coping, brick cladding and a varied fenestration pattern and primarily industrial sash.
