In the opinion of the survey, this property appears to meet the criteria of the National Register of Historic Places.
In the opinion of the survey, this property appears to meet the criteria of the Seattle Landmarks Preservation Ordinance.

Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct historic character of the Georgetown neighborhood. This is a particularly well-preserved and highly distinctive historic property that appears to possess architectural and/or historic significance. This property appears to be in good condition and has undergone careful rehabilitation/restoration work since it was identified in the 1997 HRI project.

(1997) This property is associated with the residential and commercial building boom in Georgetown which occurred between 1890 and 1916. Fueled by the construction of the Seattle Brewing and Malting Company’s new brewing facility after the turn of the century and the arrival of foreign immigrants, especially German and Italian, Georgetown came to rely more on its commercial and industrial bases rather than agricultural. With the increase of industry and business, Georgetown had grown in population from 1,913 in 1900 to approximately 7,000 by 1910 as families located themselves near its factories and other places of employment. This house is reported to have been constructed in 1902 for Peter Gessner. Information regarding Mr. Gessner has not been obtained. It is known that after Dr. Willis H. Corson retired from his service in 1912 as Superintendent at the King County Hospital, he resided here with his wife, Grace. During the 1950s, the residence was converted to a rooming house. This property may pre-date the construction date identified on assessor’s records and is worthy of additional research to determine a more accurate date of construction and original ownership.

Appearance
(1997) A generally well-preserved and locally prominent example of Queen Anne (Free Classic) residential design, a popular architectural style used for domestic building during the late 19th C. Although somewhat altered and only partially rehabilitated, this residence exhibits particularly distinctive design features and historic building fabric, including: an asymmetrical side-gable building form accentuated by prominent flared gable ends, a circular facade tower with conical roof form, dormers, window bays and portions of a one-story full wrap-around porch (the roof of which was originally a verandah with a balustrade) supported by turned posts with spindle-work. The Queen Anne design is further accentuated by tall narrow window openings and distinctive classically inspired wall and cornice ornament. A portion of an original central brick chimney appears to remain in place. Original exterior doors and the majority of double-hung windows appear to remain in place. Portions of the original cladding (narrow cedar clapboard) have been uncovered, however a significant portion of the north and east elevations remain covered by brick pattern asphalt type cladding placed over original cladding, trim and wall ornaments. A small cut-away porch with intact spindle-work is situated at the rear of the house. A wooden stairway situated on the north elevation was apparently added when the house was converted to a rooming house c.1958.
