Significance
This early twentieth-century commercial district between First Hill and Squire Park developed at a key location near the James Street car barn, surrounded by street car lines, residential areas and early institutions.  The institutions have grown significantly, with Seattle University to the east and hospitals  and medical buildings to the west.  The original small homes have been replaced by newer apartment buildings.   This mixed-use building, built in 1906, has been greatly altered as the neighborhood around it has changed.   
 
Appearance
This two-story mixed-use building sits on a prominent lot at the northwest corner of Broadway and E. James Street.  It is of unreinforced masonry construction and is rectangular in plan, with a lightwell on the north side of the second story.  The flat roof has deep eaves with modillions.  The second story is brick (painted on the front) with five evenly-spaced windows with newer vinyl sash; the window openings are surrounded by cast stone. Windows on the north elevation are similar.   The storefronts are significantly altered; the corner one has new windows and vertical board siding, with modern stone below the windows.  The other two storefronts also have new windows and cladding.
