This elegant apartment building, dating to 1907, was one of the first to be built on fashionable Renton Hill, just south of Capitol Hill. Although some distance from downtown, the area became a popular apartment locating because of the streetcar that ran on Madison Street between Lake Washington at Madison Park and downtown. It also had views toward the lake and Elliott Bay. At the time the Qualman was built, this vicinity was largely filled with elegant large homes, including mansions of some often city's wealthiest citizens. The building's façade and beveled glass entry helped it fit in with its surroundings. The bulding has 28 units, averaging 618 square feet.

| Appearance |
| The Qualman is distinguished by its unusually ornate recessed entry, with marble stairs and a wood door surrounded by sidelights and a large transom with heavily beveled leaded glass in a pattern of circles. The entry is sheltered by a deep cornice supported by oversized curved corbels with a leaf pattern. The building itself is of masonry construction, faced with red brick with buff brick quoins. It is three stories, with a partial daylight basement due to the sloping site. It is generally rectangular, with four three-sided bays extending the whole height of the main façade. The bays are clad with pressed metal. Windows are one-over-one wood sash, arranged singly, with cast concrete sills and lintels. There are shallow light wells on the side and rear elevations. The top of the building appears unfinished, so the cornice may have been removed, probably due to earthquake damage. |
