Historic Name: H.H. Benton cottages Common Name:
Style: Arts & Crafts - Craftsman Neighborhood: University
Built By: H.H. Benton, builder Year Built: 1917

Significance
This group of four cottages was built in 1917 by H.H. Benton of Benton Realty. They are interesting because they were built as a group of small Craftsman cottages. The buildings were converted to multiplexes in about 1943 to provide housing during World War II. They are now used as a duplexes (5041 22nd Avenue NE) and 5043 22nd Avenue NE, triplex (2117 NE 52nd Street), and one single-family dwelling (2111 NE 52nd Street). The current owner purchased the property from Mr. Benton. This is one of several groups of small cottages in the area between 20th and 25th avenues NE. This group has added interest because of its wooded, hillside setting and access to several units via the stairway and steps on the NE 52nd Street right-of-way. Despite some alterations, the cottages retain much of their original character. Additional Reference: Personal interview with Paul Guimarin, current owner. May 31, 2002.

Appearance
This group of Craftsman cottages are all sided with wood shingles, and have Craftsman details including decorative brackets, and wood windows. The cottages have all been modified some, but the alterations have been compatible with the basic character of the structures. The original multi-paned wood windows are nine-light windows with a central large pane. Some windows have been replaced in the buildings. Several decks have been added to the structures, including one on the east elevation of 2117 NE 52nd Street and one on the east elevation of 5041 22nd Avenue NE. In 1983, a deck and alterations were made to the cottage at 5041 22nd Avenue NE. Three of the structures (2111 and 2117 NE 52nd Street and 5043 22nd Avenue NE) are accessed via the staircase that runs along the unopened right-of-way of NE 52nd Street between 21st Avenue NE and 22nd Avenue NE. They are on a very steep hillside.
