Significance
In the opinion of the survey, this property is located in a potential historic districe (National and/or local).
This vernacular Queen Anne cottage is one of three virtually identical cottages (310, 316 & 320 15th Avenue) important for the information they offer about vernacular architecture and residential development in Seattle. They are also important because of their setting high above the street necessitating stone retaining walls, steps and other interesting landscape features that link houses and create historic streetscape. These houses and, indeed, this block of 15th including the street are not yet developed on the 1893 Sanborn Map.

Appearance
This is a gable front vernacular form with simple Queen Anne detail. It is a one story frame cottage with front and side bays. The side entry porch, unlike that of its counterparts is not pedimented but rather inset under the front gable. The gable is clad in wood shingles while the rest of the house is clad in narrow beveled siding.
