Significance
In the opinion of the survey, this property appears to meet the criteria of the Seattle Landmarks Preservation Ordinance.
The Clingan House was built about 1904. The three Clingan Brothers (George, Harry, and Charles), all born in Pennsylvania, moved west together. Upon their 1903 arrival in Seattle, the brothers opened a meat market on N 74th Street. In May 1904, just two years after creating the Hillmans Lake Front Division #1 subdivision, land developer Clarence Hillman sold three adjoining lots from his subdivision to Harry Clingan (b. ca 1873), located just a block from the Clingans’ meat market. Hillman who developed residential property all over Seattle and King County sold mainly to workingmen on the installment plan which is how Harry Clingan purchased the lots. Harry, George (b. ca 1871), and Charles (b. ca 1875) likely constructed the vernacular house which was located just a block from the Green Lake streetcar. All three brothers lived in the house through 1910. The family butcher shop closed in 1908 and the brothers worked for nearby butchers and grocers. Brothers Harry & George reunited in 1916 when they opened a grocery store at 74th and Aurora. When the state built Highway 99 in the 1930s the city renamed a portion of the original Aurora, Linden. Although the Depression forced the Clingans to close the grocery in the early 1930s, they continued to live in the house until the end of the decade. The original building permit has not been located. In late April 1904, the Clingan Brothers had the house moved away from the street (Permit # 27077) and built a 192 square foot horse stable in the rear of the lot (Permit # 27080). Two years later they built an 18x27 foot addition in the rear of the residence for a kitchen, bathroom, and bedroom (Permit # 41822). Later occupants Lawrence, Lorraine, and Sigurd A. Aardal lived in the residence during World War II. The Aardals helped the war effort by working for Boeing Airplane Company, Lawrence as a driver and Sigurd as a metalworker. From the late 1940s through the early 1960s, tile setter Clarence A. Woodruff and wife Mina resided there. The residence appears to meet City of Seattle Landmark criteria due to the age of the structure (over 100 years old) and minimal alterations.
 
Appearance
The original building permit for this vernacular house has not been located. The Clingans could have built the house in 1903 but they likely completed it at the beginning of 1904. In late April 1904, the Clingan Brothers had the house moved south away from the street (Permit # 27077). Two years later they built an 18x27 foot addition in the rear (south end) of the residence for a kitchen, bathroom, and bedroom (Permit # 41822). The full width porch on the north elevation has Doric columns supporting a hip dormer roof. The east elevation has a three sided bay window. Double hung windows throughout.
