Significance
This is an excellent example of a bungalow court, one of the early 20th century's innovations in multifamily housing. It contributes to our knowledge of vernacular architecture and residential development in Seattle. The cottages and their setting contribute to the historic streetscape. Real estate investor Ralph Hammock purchased this property in 1916 and built these 10 cottages one at a time because, according to his son, it would be good affordable housing and he coul make some money on it. The cottages remained in the Hammock family unitl 1990. Addresses include 2114-2118 E Pine Street and 1601-1609 22nd Avenue.
 
Appearance
This is a 'court' of ten modest wood frame bungalows. Eight of the cottages form an el at the northwest corner of East Pine and 22nd Avenue. The other two cottages are located in the courtyard formed by the el. The cottages are approximately 400 sq. ft. each and feature a front facing gable roof, a shed roof façade bay, a gabled entrance stoop and six over one cottage windows. The Court was rehabilitated in 1991 as condominiums. They are now called the Pine Street Cottages.
