Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct historic character of the Georgetown neighborhood. This is a generally well-preserved historic property that appears to possess architectural and/or historic significance.This property exhibits one substantive change to the exterior since it was identified in the 1997 HRI project; the false front facade at Carleton Ave S. has been removed. The building has been renovated and is in active use as a neighborhood grocery store.
(1997) This property is associated with the residential and commercial building boom in Georgetown which occurred between 1890 and 1916. Fueled by the construction of the Seattle Brewing and Malting Company’s new brewing facility after the turn of the century and the arrival of foreign immigrants, especially German and Italian, Georgetown came to rely more on its commercial and industrial bases rather than agricultural. With the increase of industry and business, Georgetown had grown in population from 1,913 in 1900 to approximately 7,000 by 1910 as families located themselves near its factories and other places of employment. This commercial building is reported to have originally been used as a roadhouse, providing a destination or stopover near the county road connecting Seattle with South Park (and southern Puget Sound). This appears to be the only remaining intact roadhouse of several roadhouses that were once located in this portion of Georgetown. By 1911, Peter and Mary Casteran were operating a grocery at this location (Georgetown Add, Block B, N45' of Tract 1).
(2014) This property appears to be the oldest operating traditional neighborhood grocery store in Seattle. The owners/operators of the store/building reside on the 2nd floor.

| Appearance |
| (1997) A generally intact however altered example of a two-part, wood frame, falsefront commercial storefront design. Exhibits a symmetrical commercial storefront with central recessed entryway, large display and transom windows, a prominent falsefront panel (with bay window) and brick masonry bulkhead. The form of the building is a basic two story gable front commercial vernacular building type. Windows at the minor elevations are typically double-hung (1/1) type. Some original windows at the bay window and side elevation appear to have been altered or replaced. Original cladding (clapboard), corner boards and coping remain in place. The original wooden cornice with brackets has been entirely removed. The bulkhead may not be original. An historic exterior wooden stairway remains in place and provides access to three (four room) apartments situated on the second floor. |
