Significance

The U.S. Steel Co. was the original building occupant. Later occupants included the Columbia Steel Co. (1930), the Hollin Transfer Co. (1947), and the Washington Chocolate Co. (1963).

Located in the former Seattle tidelands area, this building is associated with the  development of the area as a transportation-related industrial and commercial warehouse district. The tidelands were filled through a series of successive grading and fill projects between 1895 and 1929, creating developable land that made the expansion of railroad and port facilities possible and fostering the development of the area for commercial use that supported significant economic progress of the city in the early 20th century.

Although the building has significant associations with an important era and geographical location in the industrial and economic development of the city, it is highly altered and does not have the physical integrity to convey significance.

 
Appearance
Alterations include extensive alterations to most windows, in-fill of doors and windows, and addition of a modern metal decorative feature on the northwest exterior corner. The original entry on the west elevation has been in-filled and a new modern 3-story entrance bay, which extends above the roofline, was added to the north elevation. Additionally, a protruding bay window was added to the north elevation on the second story adjacent to the entry bay.
