Significance

This transfer warehouse was built in 1957 and designed by D.W. Deakin for the Union Pacific Railroad.  The railroad leased the building to tenants interested in the advantageous location near marine, rail and road connections for distribution of goods. The Fortune Transfer Comapny was a long-time tenant. Located in the former Seattle tidelands area, this building is associated with the historic development of the area as a transportation-related industrial manufacturing and commercial warehouse district. Especially between 1900 and 1910, the city experienced rapid commercial development and economic prosperity that fostered the outward expansion of the commercial core of Pioneer Square. The tidelands were filled through a series of successive grading and fill projects between 1895 and 1929, creating developable land that made the expansion of railroad and port facilities possible and fostering the development of the area for commercial use that supported significant economic progress of the city in the early 20th century.(This building was previously determined not eligible for the National Register by the Washington SHPO).

Appearance
This modest utilitarian warehouse is long and narrow, oriented north-south, and has twelve truck loading bays, covered by a suspended metal canopy, along the east elevation. A small concrete block office has been added to the southeast corner. At the north end of the building is an entry and concrete ramp and a partially enclosed yard with a wall on the west side and sheltered by a metal roof. The west elevation is mostly blank with the exception of three widely spaced loading bays.
