This is a fairly typical example of Queen Anne cottage architecture, although the structure’s design integrity has been compromised by alterations to the roof and attic, and by conversion to duplex use.
This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.
A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property.
The building is addressed as 1120/1122 13th Avenue. The owner appears to live next door at 1118 13th Avenue.

Appearance |
This is a one-and-a-half story, clapboard, shingle, and vertical board siding clad, wood frame duplex on a concrete foundation, over a half basement. The porch appears to be built on a post and beam foundation.
The rectangular plan was originally capped by a hipped roof with cross gables (an identifying feature of Queen Anne style residences) and enclosed soffits. The roof has been modified to allow for an enlarged attic.
This building was remodeled in 1940 according to the Property Record Card.
At some point this building was converted from single family to duplex use. The front facing gable dormer, and the attic beyond, appear to have been substantially enlarged. The original single, front facing, dormer window has been replaced with a pair of double-hung units. The cottage style double-hung center window in the front facing bay also appears to have been replaced with a fixed window.
