This is a typical example of American Foursquare design with Craftsman detailing. The structure’s design integrity has been somewhat compromised by alterations to the windows and entry stairs, by a possible back end remodel, and by conversion to duplex use.
The two existing dwelling units are addressed as 2762 and 2764 South Washington Street.
This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.
A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property; however, the house appears to have been owned by a company known as Overland when it was surveyed by the Assessor in 1937. The structure was purchased by Willie Blasingame in 1955 and by Kaomi Kokita in 1966. The current owners bought the house from Karin Paulsen and John L. Mcauliffe in 2004, who had acquired the house in 1994.

| Appearance |
This is a two story, clapboard clad, wood frame duplex on a concrete foundation, over a full basement. The rectangular plan is capped by a hip roof with extensive overhangs, open soffits, and exposed rafter tails
The windows and doors are characterized by patterns and details customarily associated with late Queen Anne and early Craftsman style design. The exposed rafter tails, together with the massive, built-up wood piers with associated bracketing supporting the porch roof and bearing on the clapboard-clad porch rails and the ganged windows opening onto the porch, are typical Craftsman style elements. The upper floor corner window bays are typical foursquare and "Seattle Box" features.
This structure was built in 1906. The building was designed as a single family residence but appears to have been converted to duplex use in 1946. The back end of the structure may have been remodeled.
Several of the windows appear to have been replaced, and a small rectangular window that originally marked the center of the upper story (as viewed from the street) has been removed. The front stairs were rebuilt by 1955 without the original clapboard clad sidewalls and appear to have been rebuilt again more recently with a new railing. The original cladding was removed or covered with concrete/asbestos shakes by the mid 1950s but has since been returned to its original appearance.
