Significance
In the opinion of the survey, this property appears to meet the criteria of the Seattle Landmarks Preservation Ordinance.
This is a example of Queen Anne – Free Classic architecture that exhibits a high degree of design integrity despite some window modifications. The structure is dated 1881 on the King County Property Record Card and may therefore be one of the oldest houses still standing in the City of Seattle.

This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.

A complete history, and a complete record of ownership and occupation have not yet been prepared for this property; however, this house appears to have been owned by Ruth S. Schoars Purdue when the property was surveyed by the Assessor in 1937. It was purchased by Rivco, Inc. in 1963 and then sold to Percy H. Perry in 1964. One of the current owners, Matthew Patton, acquired the property several years prior to 1999.

Appearance
This is a one-and-a-half story, drop siding and shingle clad, wood frame single-family residence on a post and beam foundation, with no basement.

The T-shape plan is capped by a gable roof with moderate overhangs and enclosed soffits. An extensive and deep, hip-roofed porch wraps all three elevations at the base of the “T” (which faces the street), giving the structure a nearly rectangular footprint. The porch is not square, but instead echoes the shape of a large bay in the center of the north elevation.

The wrap-around porch, the steep roof pitch at the main mass of the house, the decorative shingles in the front facing gable, the essentially symmetrical north (front) elevation, and the Tuscan columns supporting the porch roof, are all elements typical of Queen Anne – Free Classic design. The sets of ganged double-hung windows at the upper level are the only components of the design that are not typical of Queen Anne work.

This house was built in 1881 according to the King County Property Record Card (1901 according to the King County GIS Center Property Report, accessed August 18, 2008). If the earlier date is correct, this would be one of the oldest houses still extant in the City of Seattle. The house was remodeled prior to 1937 according to the King County Property Record Card; however, the date and the extent of the work are not recorded.

A door has replaced a window in the center of the upper-level north elevation. Aluminum storm windows appear to have been added at several window openings. The cladding may have been refurbished at the upper level gables.

This house is situated in the portion of the Central Area that extends north of Madison between 23rd Avenue East and Washington Park Arboretum, as the boundaries of the neighborhood are delineated by Folke Nyberg and Victor Steinbrueck in “Central Area: An Inventory of Buildings and Urban Design Resources” (Seattle: Historic Seattle Preservation and Development Authority, 1975). However, this part of the Central Area is also sometimes called East Capitol Hill, Miller Park, or Madison-Miller.
