Significance
This is a an example of a transitional design that initially combined elements of Queen Anne cottage architecture and early twentieth century housing styles in a vernacular composition. The structure’s design integrity has been compromised by replacement of most of the windows, alterations to the porch, and the addition of a second living unit at the south side of the site.

This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.

A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property.

Appearance
The original house at this location appears to have been built in 1900. A second two story living unit appear to have been added immediately to the south of the original structure in the early twenty-first century.

The original L-shaped, single story house has become one unit in a townhouse development formed by the addition of a modern two story structure to the truncated south wing of the original residence. The second unit is addressed as 818 26th Avenue South. The addition is very modern in style and quite distinct visually and functionally from the original house. The rectangular piers that supported the roof of the front porch at least until the late 1930s have been replaced by slender, delicate Tuscan colonettes. The window that opened onto the front porch when the house was surveyed by the Assessor in 1937 has been much enlarged. The original windows have been replaced by vinyl units at most openings and the front door has been replaced.
