This is an excellent example of Queen Anne architecture which exhibits a high degree of integrity despite a number of alterations.
This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.
A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property.

| Appearance |
This is a two-and-a-half story, clapboard, shingle and vertical board siding clad, wood frame duplex on a concrete foundation, over a full basement.
The irregular plan is capped by a hip roof with cross gables with moderate overhangs, and enclosed soffits. An eight-sided pyramidal roof caps an octagonal tower at the northeast corner of the structure. large dormers are capped by pented gable roofs.The windows and doors are characterized by patterns and details customarily associated with Queen Anne architecture.
This house was built in 1897 according to the King County Property Record Card. Although the King County GIS Center Property Report indicates that the structure was built in 1900, the database from which this information is drawn cannot record a construction date earlier than 1900.
A garage was added to the property in 1921 according to the property record card file. Although probably built as a single family residence, the main structure was apparently functioning as a sanitarium when surveyed by the Assessor's Office in 1937. The building has since been modified for use as a duplex.
It appears some additions may have been made to the upper-most story at an early date (prior to 1937), including one or more shed roof dormers and a fire escape ladder at the west elevation. These changes were probably undertaken to convert the building into a sanitarium. At least one small north facing dormer was removed at some point after 1937. The extent of the rooftop balustrade atop the wrap around porch appears to have been reduced. Some of the windows and some of the siding appear to have been refurbished or replaced in kind. The chimneys have been modified.
