Significance
The Abbotsford is typical of the three-story brick apartment buildings constructed in Seattle's older neighborhoods in the early 20th century.  Although county records give a construction date of 1901, it is more likely that it dates from about ten years later, based on a comparison with other apartment buildings.  It has been altered in recent years.

The Abbotsford is located near the western edge of the Squire Park, between First Hill and the Central Area. This area developed between 1890 and 1910 as a residential neighborhood with single family homes and scattered apartment buildings such as this one; most have been demolished or altered. It also had several institutions that have continued to grow and dominate the area.  The decades after the 1898 gold rush were ones of tremendous population growth in Seattle and numerous apartment buildings were constructed, generally near street car lines, as this one is.   
 
Appearance
This unreinforced masonry apartment building is rectangular in plan, with three stories and a daylight basement.  It has a prominent cornice with modillions and a wide belt course between the first and second stories.  It is faced with narrow dark red brick with brick quoins at the corners and stucco on the foundation.  The principal east facade has seven bays with alternating paired and single windows.  The windows have newer one-over-one aluminum sash and those in the corner entry bay have white shutters.  Windows have concrete sills and brick lintels with concrete keystones.   

Because the lot slopes to the south, the main entry is at the southeast corner; it has been altered with white cast stone (modern) cladding, ceramic tile stairs and a fabric awning. The entry itself is original with a wood door with leaded sidelights.  A secondary entry, also with a fabric awning, is near the southwest corner.
