Significance

This apartment building was constructed in 1914, according to the  King County Assessor 1937 property card, in the Uptown neighborhood. By 1926, the property owner was Hans Peterson and in 1937, A+ Smallwood Brenen Reality Corp. owned the building (at least according to the property card record). According to vacancy advertisements posted in The Seattle Times, the building offered both furnished and unfurnished units.

 
Appearance

Constructed in 1914, this unreinforced masonry apartment building is located at the southeast corner of W Roy Street and First Avenue W. The building at 25 W Roy Street was constructed as an apartment building. The building, a typical brick apartment building, features elements of the Beaux Arts style and has a flat roof with parapet. The 4-story building with a basement stands on a concrete foundation and has a U-shaped plan. The building’s north (main) and south elevations measure approximately 123-feet wide and its east and west elevations measure approximately 86-feet wide. The building is clad in brick laid in the common bond. Quoining in the brick highlights the building’s corners. The main entrance is centered on the north façade with a heavy lintel above the entrance, which is recessed. “Del Roy” is etched into the lintel. Marble stairs and base lead up to the front door. The buildings windows have all been replaced with vinyl. Parged concrete window hoods and lug sills highlight the window openings. The building once had a prominent cornice, but that has been removed.

The building retains moderate integrity, but is missing its original windows and its cornice.
