Built in 1902, this building was owned by John Steinaer by 1926. He constructed three garages on the lot. In 1936, the building rented for $10 per month. Lou Merrison and Ernest Seil occupied the building in 1938. By 1941, Charles Kennon was the occupant. In 1970, Francis C. Hansk lived in the building.
Beacon Hill is a long north-south tending ridge located southeast of downtown Seattle and stands 350 feet at its highest point. The hill’s steep topography deterred substantial Euro-American settlement through the early 1880s. Then, development of the area was stimulated by the introduction of streetcar lines in the 1890s, its proximity to Seattle’s main industrial area to the west, and the regrading of the hill’s north end in the early 1900s.
Originally acquired by the City in 1898, Jefferson Park was integrated into Seattle’s Olmsted system of parks, and the Olmsted Brothers prepared a plan for the park in 1912. The first public golf course west of the Mississippi opened at Jefferson Park in 1915. Jefferson Park has exerted a profound positive influence on the development of the Beacon Hill neighborhood.
Because of its proximity to the International District, Japanese and Chinese families moved to Beacon Hill starting in the 1920s. World War I and II stimulated a surge in housing development associated with wartime industry. The construction of Interstate 5 in the 1960s and Interstate 90 in the 1980s sliced through the neighborhoods and contributed to Beacon Hill’s relative isolation. Today, Beacon Hill is an ethnically diverse working class community, which has a mixed Asian, Chicano, African American, and Caucasian population.

| Built in 1902, both 1331 and 1335 15th Ave S are matching Vernacular, single-family dwellings standing on a rectangular lot. The buildings are oriented to Fifteenth Avenue South and the flat site is elevated approximately 4’ above street level. These 748 (1331) and 880 (1335) square foot, single-story houses feature rectangular plans, measuring approximately 22’ by 34’ each, with a 22’ by 5’ front porch on 1331 and a 6’ by 10’ recessed front porch on 1335. A poured concrete foundation supports each wood frame, clapboard-clad superstructure. Asphalt composition roofing covers the hipped roofs. Flared eaves with exposed rafters define the roofline on each building. A hipped roof dormer with flared eaves projects on the front slope of 1331. Windows in both consist of 1:1 double hung wood windows. Windows feature plain, painted wood casings. A single concrete sidewalk leads up from street level between the two buildings. Direct flights of stairs ascend along the front of each building to their respective front entrances from this sidewalk. Wood columns support the hipped roof porches with an open wood railing with vertical banisters between. A central, internal brick chimney services each building. The garage for 1331 is extensively deteriorated. |
