Significance
In the opinion of the survey, this property appears to meet the criteria of the Seattle Landmarks Preservation Ordinance.
This is one of Wallingford's larger and more intact buildings, although there are some alterations. It is unusual for its Mediterranean Revival styling, with an arched cornice and red tile roof. Forty-fifth Street was a major streetcar route connecting the University District to communities to the west around Wallingford, Green Lake and Greenwood. By the 1920s it had become the primary commercial street in their part of the city. Many of the buildings of that time have been significantly altered, but this one remains more intact. It had a variety of small stores, including grocery stores, beauty parlors and restaurants.
 
Appearance
This sizeable masonry building is clad with brick in various shades of brown and tan. The building gets a definite Mediterranean Revival appearance from its mansard roof clad with red barrel tile and the cast stone cornice in an arch pattern. Storefronts are largely intact with recessed doors and original metal sash in wood frames. Second-floor windows are one-over-one wood sash in twos and threes. The original metal canopy has been removed and the transoms are covered with wood. Bricks around he arched apartment entrance at the east end indicate that there have been some alterations there.
