Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct historic character of the Georgetown neighborhood. This is a prominent and particularly well-preserved historic property that appears to possess architectural and/or historic significance.
This property is associated with the residential and commercial building boom in Georgetown which occurred between 1890 and 1916. Fueled by the construction of the Seattle Brewing and Malting Company’s new brewing facility after the turn of the century and the arrival of foreign immigrants, especially German and Italian, Georgetown came to rely more on its commercial and industrial bases rather than agricultural. With the increase of industry and business, Georgetown had grown in population from 1,913 in 1900 to approximately 7,000 by 1910 as families located themselves near its factories and other places of employment. This building appears to have been built for Marcus L. Hamilton for whom it was named. By 1910, the Hamilton was listed in the city directory for "furnished rooms." The now demolished Hotel Rainier (constructed c. 1903) was located adjacent to the south side, and the now demolished Hamilton Hall (constructed c. 1903) was located on the adjacent north side.

Based on field work conducted in September 2014, this historic property has been sensitivly rehabilitated since the prior HRI project was undertaken. The storefronts have been carefully rehabilitated and the distinctive historic building fabric & features descried below have been repaired and restored. It is in active commercial and retail use.
(1997) A generally intact example of early 20th C. commercial architecture that has been altered by adjacent building demolition and deterioration. Exhibits two-part commercial block facade composition divided vertically into three distinct bays. The upper floor level includes (altered) double-hung windows set in groups and the storefront level intact (deteriorated) recessed entryways, an iron column, (covered) display and (uncovered prism glass) mezzanine level windows. The commercial storefront and the window surrounds continue to include ornate running and standing trim. The facade appears to have previously included a wide sheet metal or wooden cornice which is no longer in place. Windows are typically double-hung (1/1) type with transoms and several appear to have been altered and/or replaced. The facade is clad with a brick veneer that includes ornamental brick quoins. Portions of the brick veneer cladding are seriously damaged and are separating from the concrete structural walls. Portions of historic signage remain in place. The original concrete common walls are now exposed due to the demolition of adjacent historic properties to both the north and south. The lower floor level was historically used for commercial purposes and the upper floor level included nineteen rooms/offices. |
