Significance
This house was built in 1910 by property owner C. E. Merritt who listed his address on the permit (#94185) as1218 Lake Avenue. The architect is listed as Merritt, Hall and Merritt. The King County Property Record Card (1937) indicates that the house was built several years later, in 1916, an assertion repeated by the King County Assessor Property Characteristics Report accessed in 2004. Owner John L. Zimmerman, a police sergeant, added a retaining wall to the property in 1913 (permit #128287) but appears to have remained at this address only until 1914 or 1915. A new owner, Claude V. Jeffrey, built a garage on the property in 1915 (permit #145929). The Assessor’s records suggest that this garage was later destroyed. Jeffrey lived at the house with his life Velma until 1918. Carl W. Cook apparently owned the property when it was surveyed by the Assessor in 1937. It appears Cook acquired the property in 1918. Cook added a sleeping porch and made some additional alterations to the structure in 1921 (permit #203013). Although the house was built as a one-story residence, the Assessor’s records indicate that the attic was finished when the house was surveyed in 1937. In 1938, the house was occupied by Clara E. Hazelgreen, but in the early 1940s, the house became the residence of Clarence R. Cook who lived there until 1971 or 1972. It is not known if Clarence was related to Carl. It appears the house was purchased by David L. Slie and his wife in 1969, although city directories suggest that they may never have lived in the house. In 1971, Jean W. Orns acquired the property. She appears to have lived in the house for just a few years beginning in 1972 or 1973. The electrical service was upgraded in 1977 for MacPhearson Realty. The detached garage built in 1915 was extant when the house was surveyed in 1937 but it appears that it no longer existed by the mid 1970s. A new resident, J. Petrie, was living in the house by 1980. John and Susan Capps appear to have acquired the house in the early 1980s. The current owner, J. Raoul St. Pierre, bought the house from the Capps in 1986. Changes to the heating system were completed between mid 1993 and mid 1996 for St. Pierre. The house is significant as a minimally altered example of the craftsman style work produced by designer and builder C. E. Merritt and erected in the middle of Seattle’s first north end building boom.

Appearance
This is a1-1/2 story, clapboard and shingle clad residence built on a concrete foundation over a half basement. The moderate slope of the gabled roof, the wide barge boards supported by triangular timber knee braces, the open soffits and exposed rafter tails, the shed roofed dormer and porch, and ganged bungalow style double hung and casement windows are all design characteristics typically associated with the craftsman style. The front porch has been partially “glassed in” since at least 1937 and may have been enclosed much earlier. Some light trelliswork has been removed from the front of the house; no other modifications are apparent.
